What are the advantages of renting a condo or beach house over a hotel room?

A condo or vacation house is an ideal alternative to a hotel room. Typically they offer more space and amenities for your dollar. Cook at home in your fully equipped kitchen, watch a movie in your living area or enjoy a cocktail on your own private balcony/deck.

What is the down-payment to make a reservation?

If your stay is more than 30 days away, we require a $500 down-payment to secure a reservation. Payment must be made on a major credit card (MASTERCARD, VISA,DISCOVER), by check or via PayPal. Note this is a Reservation Down-Payment and NOT a Security Deposit. The remaining/final balance is due 30 days prior to your check-in date. If you are making a reservation with an arrival date less than 30 days away, payment in full is required to secure your reservation.

I made a reservation, what’s next?

You will receive an email receipt and reservation confirmation immediately upon booking through our website. If you book by telephone, you will receive an email reservation confirmation within a few hours along with a link to make payment for your reservation. Upon payment, you will receive an email receipt of the transaction. If your reservation is more than 30 days away, you will receive an email to make your final payment 37 days prior to your arrival. Upon receipt of final payment, you will receive an email with your access instructions.

What are your check-in and check-out times?

Our check-in time is anytime after 4PM on scheduled day of arrival, and our check-out time is any time before 10 AM on scheduled day of departure. Please understand adherence to these times is critical as we want to be sure the unit is in tip-top shape for all our guests. However, early check-ins and later check-outs may be arranged in advance on a case-by-case basis for an additional fee.

How do I check in to the condo or home?

Our properties are equipped with either a lockbox or a keyless digital door lock. Enter the 4-digit code on the digital keypad to unlock the door or on the lockbox to obtain your key. After unlocking the keyed property, return that key to the Lockbox to avoid accidental lock-out. Additional keys can be found inside the unit. The beauty of the lockbox and digital door lock system is that there is no “office” to “check-in” at. You may arrive at your leisure any time after the 4:00pm check-in time. Note there is NO lockout service provided, so be sure to save your 4-digit access code.

Do I have to pay a Security Deposit?

We automatically charge a non-refundable Damage Waiver fee of $59 instead of a traditional security deposit. We have found most guests prefer the small Damage Waiver fee over tying up and waiting for a much larger refundable security deposit. If you prefer to pay a security deposit, please let us know and we will be happy to accommodate you. Our security deposits range from $500 to $1500 depending on the property. The property will be inspected upon your departure for damage and refunds will be issued within 30 days of check-out.

Do I need to clean before I leave?

Of course not, you are on vacation and are our guest! A standard departure cleaning charge is added to each reservation. However, the vacation property should be left in an orderly condition with all items put back the way they were when you first arrived.

What are my departure responsibilities?

  • Leave property reasonably clean and in order with all items put back the way they were when you arrived.
  • Double check property so you don’t leave anything behind.
  • Dishwasher should be loaded and run upon leaving.
  • Lock all doors and sliders.
  • Leave keys on counter and spare key (if applicable) back in lockbox.
  • Turn thermostat up to 78 degrees.

What is your cancellation policy?

Your reservation deposit is fully refundable if cancelled at least 60 days prior to your scheduled arrival date. Should you cancel your reservation less than 60 days prior to your arrival date, there will be no refund. Please be advised there are no refunds for unforeseen developments such as illnesses, weather conditions, cancelled flights, conflicts in schedule or similar events that can affect your vacation. Refunds will only be issued if and when state or local authorities order a mandatory evacuation.

What if there is a hurricane or tropical storm?

If there is a storm or hurricane, no refunds will be given unless:

  • The state or local authorities order mandatory evacuations for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.
  • The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:
    • Any unused portion of rent from a current guest
    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Hurricane Warning” is lifted; and
    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

Are all the vacation properties non-smoking?
Yes, all of our condos and vacation homes are non-smoking.

What does a standard vacation property of Big 10 Vacations offer?

All of our properties have flat screen smart TV’s, free WiFi, cable, Netflix, fresh linens, bedding, towels, beach towels, dishes and silverware. Kitchens are fully equipped with all standard appliances, as well as cookware, coffee maker, blender, microwave and toaster. For your convenience, initial set up/starter supplies such as hand soap, toilet paper, paper towels, and laundry detergent will be provided. Note that vacation rental properties are self-catering accommodations and the “starter supply” may not last your entire stay.

Can I bring my pet with me on vacation?

Many of our properties are pet friendly and are noted on our website. There is an additional pet guest fee of $100 per stay. Please be advised there is a 2 pet limit at all of our pet friendly properties. Sorry, no pit bulls, rottweilers, huskies, german shepherds, or chows.

Can I bring my boat, wave runner, etc.?

Most of the parking areas at our properties are limited; so, there is space for cars, trucks and suv’s only.

What about lost items?

Big 10 Vacations is not responsible for any lost, stolen, or damaged personal items. If you have lost an item during your stay, please contact us as soon as possible. We will make every effort to locate the item and return it to you. If we discover any personal property, we will notify you to arrange retrieval. If you do not claim your lost personal property within a month, we will donate or dispose of the items. You will be responsible for paying for any and all shipping charges.
