Big 10 Vacations Terms & Conditions

Reservation Deposit & Payment Terms:

We require a $500 reservation deposit immediately to secure the unit. All payments must be made in US funds. If paying by check, reservation deposit check must be received in our office within seven (7) days; you will be emailed a confirmation when your check is received. Note this is a Reservation Down-Payment and NOT a Security Deposit. Remaining balance of rental costs are due 30 days prior to scheduled arrival date. If final payment is not received by the due date, reservation is subject to possible cancellation. If reservation is less than 30 days away, payment in full is required to secure the reservation.

Security Deposit:

We require either a refundable security deposit (amount varies by property) or a $49 non-refundable “damage waiver” to secure the rental. If you opt to secure the unit with a refundable security deposit, it will be refunded after check-out once the rental is inspected and approved for no damage (see details below). All payments must be made in US funds.

Security deposits will be returned within 30 days after check-out if the following criteria are met:

1.) Number of occupants does not exceed the rental contract.

2.) Check in/out according to times arranged.

3.) No damage to building, furniture, electronics or appliances.

4.) The departure checklist is completed satisfactorily.

5.) Responsible adult over age of 21 years renting property is present during entire visit.

  1. Occupancy:

By state law, occupancy may not exceed 2 people per bed plus 2 additional people on a sofa sleeper. Any violation of this will result in immediate eviction.

Rental Rules:

1.) No smoking. All interiors of our rentals are non-smoking. By agreeing to this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit and/or be charged an additional cleaning fee if evidence of smoke is found inside the unit once you check out. Smoking is permitted, however, on balconies, decks and exterior grounds.

2.) You and your guest are using the property at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.

3.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association or the city, as a result of this broken rule, will be charged to the guest.

Check-In/Arriving:

Check-In time is 4 PM or later. Please adhere to check in time to allow our crews time to clean. DO NOT check in early and unload belongings into a yet-to-be-cleaned property as our crews cannot clean a rental with personal property in it. Any deviation to check-in time must be approved and agreed to by Big 10 Vacations in advance.

Check-Out/Departing:

Check-out time is no later than 10 AM. If the cleaning crew has to wait for guests to leave the property, there may be an additional charge or loss of deposit. Any deviation to check-out time must be approved and agreed to by Big 10  Vacations in advance.

Pets:

Approved pets are welcome at our pet friendly properties and require an additional $100 non-refundable pet guest fee. No pit bulls, rottweilers, huskies, german shepherds, or chows will be accepted. All pet friendly properties have a 2 pet maximum. If you plan to bring a pet, he/she must be included in your reservation. Failure to do so, may result in immediate eviction from the property and no refunds will be issued. Pet owners are responsible for cleaning up after/removing their pet’s waste from the property grounds.

Cancellation Policy:

Reservation canceled at least 60 days prior to check-in date will be fully refunded. If cancellation occurs less than 60 days before check-in, reservation is nonrefundable. Please be advised there are no refunds for unforeseen developments such as illnesses, weather conditions, cancelled flights, conflicts in schedule or similar events that can affect your vacation, as well as no partial refunds for late cancellations or early checkouts.

Tropical Storms/Hurricanes:

If there is a storm or hurricane, no refunds will be given unless:

  • The state or local authorities order mandatory evacuations for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.
  • The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:
    • Any unused portion of rent from a current guest
    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Hurricane Warning” is lifted; and
    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
